The New «Ανακαινίζω»: Subsidy of up to 90% for Old and Vacant Homes – The Complete Guide


The countdown for the new, pioneering «Ανακαινίζω» (Anakainizo, “I Renovate”) programme has begun. With a total budget of 500 million euros, the Ministry of National Economy and Finance is bringing in the first programme in Europe that aims primarily at practical renovation and secondarily at energy upgrading, putting an end to the restrictions of the older «Εξοικονομώ» (Exoikonomo, “I Save”) type programmes.


Whether you have a vacant apartment that you want to rent out, or you live in an old house that needs a thorough overhaul, the new programme offers subsidies that reach 36,000 euros.


Let us look in detail at the steps, the requirements and the major changes it brings.



📅 The Timeline: What You Need to Do and When


The process of joining the programme will take place in two clearly defined stages, giving those interested the preparation time they need:


  1. From 15 June 2026 (Eligibility Stage): The gov.gr platform is live, where the owner issues the Certificate of Eligibility (Βεβαίωση Επιλεξιμότητας) themselves using Taxisnet codes.
  2. From 1 September (Submission of Applications): The official submission of applications by the beneficiaries begins.


Attention - Key Requirement: If you establish that you are eligible, you must proceed immediately with the issue of an Energy Performance Certificate (ΠΕΑ), which is necessary in order to submit the final application in September.


💰 The Subsidy Amounts & the Major Innovation in Payments


The «Ανακαινίζω» programme is designed to cover the costs of the market realistically:

  1. Cap: The subsidy is granted with a limit of 300 euros per square metre.
  2. Maximum Support: The total amount can reach up to 36,000 euros per residence.
  3. Subsidy Rates: They start at 80% and go up to 90% of the eligible cost.
  4. Extra Bonus (+5%): An increase is provided for families with three children and large families, households with members with disabilities (ΑμεΑ), as well as for homes located in island or mountainous areas.


The big change: No more waiting for months for the work crews to be paid. According to the Ministry, the subsidy money will be placed in a special escrow account. This way, once the invoices are submitted, the professionals will be paid immediately!


🏠 Which properties and which owners are entitled to take part?


The programme applies to homes with a floor area of up to 120 sq.m. whose building permit was issued by 31 December 1990.


It covers two categories of property:

  1. Vacant homes: Homes that have remained closed (empty) for at least 2 years.
  2. Owner-occupied homes: Homes in which the owners already live.


The Income Criteria (Based on «Σπίτι Μου 2»)

Single people: Up to 25,000 euros.

Couples (married or in a civil partnership): Up to 35,000 euros (increased by 5,000 euros for each child).

Single-parent families: Up to 39,000 euros (with an additional 5,000 euros for each child after the first).


🛠️ Which works are funded? (At last, real renovation!)


Unlike in the past, the emphasis falls on the repairs that make a home viable. General renovation works can absorb up to 90% of your total budget.


Eligible renovation expenses:

  1. Complete replacement of plumbing and electrical installations.
  2. Full bathroom renovation and replacement of tiles.
  3. Painting (oil-based paintwork) and repair of wear and damage.


Energy interventions (Limited):

Works such as the installation of a solar water heater or the replacement of window and door frames remain eligible, but extensive interventions are not required. Their cost cannot exceed 20% to 30% of your total expenditure.


⚠️ The 3-Year Obligation


In order to receive this generous funding, there is one basic commitment towards the state:

Old neoclassical building with crumbling plaster, exposed brick and empty window openings — a vacant home awaiting renovation.
  1. If you renovate a vacant property, you are obliged to make it available for long-term rental (or for it to be lived in) for at least 3 years.
  2. If you renovate your owner-occupied home, it must remain your primary residence for the same period of time (3 years).


The «Ανακαινίζω» programme is the greatest opportunity of recent years to add value to your property. The Certificate of Eligibility is issued by the owner on gov.gr using Taxisnet codes, and Funding Applications to the ΤΕΕ open on 1 September 2026.
